Purchase
1. Offices for sale from 300 sqm. in Business Center “Lobachevsky”. Sale price in “Shell&Core” - $4000 per 1 sqm. (VAT included).
The Building was set in operation. Property right registration – February, 2011.
2. Offices starting with 100 sqm. in Business Center “Newton”. Sale price in “Shell&Core” - $4200 per 1 sqm. (VAT included).
The Building was set in operation. Property right registration – June, 2011.
3. Building 23 500 sqm. - terms and conditions are subject to negotiations.
4. Parking spaces. Sale price - $40000 per each (VAT included).
Parking ratio – 1 parking spot per 100 sqm.
5. Data-center.
Total area – 1000 sqm.;
The total area of apparatus room (for the racks placement) is 600 m2;
The approximate number of racks is 200;
The total power capacity (including engineering equipment) is 1,5 MegaWatt;
The number of power supply entries is 1;
Diesel-generator;
The backup of engineering systems is N+1;
Delivery date – 2013.

Rent
1. Offices - Shell&Core long-term rent. Base rent Rate - $450 per year per 1sqm. (VAT included) starting with 1800 sqm (floor).
Operating costs and Utilities (electricity and water) are excluded from the Base Rent Rate.
Rent period – minimum 3 years (with the right of prolongation / redemption).
2. Parking spaces in a 9-level car park. Base Rent Rate - $250 per 1 month (VAT included).
Parking ratio – 1 parking spot per 100 sqm.
Our payment programs:
1. 100% payment.
It is the simplest way of payment because you can choose the most appropriate office and receive a maximum discount.
2. Payment in installment.
- First payment is 30% of the amount of acquired property
- 70% of the amount of acquired property is paid on a monthly basis in equal-sized payments during a year.
Payment in installment is valid only for areas from 300 sqm.
3. Bank Credit. You can purchase an office by taking the credit either in your bank or in our partner bank where special program was established.
Partner Bank Credit program is valid only for areas starting with 300 sqm.
Partner Bank of our Project is JSCB “Investtorgbank” (OJSC) General Banking License of CB of RF # 2763

4. Leasing after property right is registered.
Real Estate leasing is practically the same as leasing of other subjects .
Real Estate leasehold acquisition consists of Lease Agreement between Lessor and the Lessee and Sale and Purchase Agreement between the Seller and Lessor.
